The Urban Quarter_
The Urban Quarter unlocks a tight infill site in the West Midlands. Eight OneTwo was appointed as concept architect with a clear brief: find the capacity, maximise occupancy and give the opportunity an architectural identity strong enough to take to investors. No unnecessary moves. Just a commercially intelligent plan wrapped in a confident contemporary building.
The site leaves little room to waste. Footprint, height, circulation and accommodation all compete for the same space, turning efficiency into part of the architecture. The challenge was to find density without creating bulk — a building capable of holding a high number of student rooms while still meeting the street with proportion and presence. Every metre works.
A tight structural grid sets the rhythm. Rooms repeat around an efficient central core, their arrangement expressed directly through the façade. Deep-set windows create shadow and depth, while the mass is broken horizontally through changes in brick tone and texture. A charcoal engineering brick base anchors the building at street level; lighter brickwork lifts the upper floors. At the corner, the geometry stays crisp and deliberate. Repetition becomes identity.
The result is a compact, contemporary proposition with commercial logic built into its form. Dark brick gives weight at the base, lighter masonry reduces the visual mass above and repeated openings create a disciplined vertical rhythm across the elevations. Inside, an efficient plan drives occupancy. Outside, proportion, depth and material turn that efficiency into architecture. A concept designed to prove what the site could hold — and what an investor could take forward.
